Del Ray 22301 right now.

Competitive, but cooling2 seller-edge, 3 buyer-edge signals

As of October 2026, homes in Del Ray's ZIP 22301 sold at a median of $1,123,090 over the three months ending June, up 13.7% from a year earlier. Price per square foot rose 1.0% to $625. Redfin counted 80 sales in June, at a median 100.0% of list. At the median with 20% down and Freddie Mac's 7.40% average, principal and interest run about $6,221 a month, and Alexandria's $1.135 tax rate adds roughly $1,062.

My read: The median jumped mostly because bigger houses sold, since value per square foot barely moved. Homes take longer than last year's frenzy, yet well-prepared homes near The Avenue still draw offers over asking. The real swing cost is the rate: the median payment is up about $1,345 a month from a year ago.

ZIP 22301 covers Del Ray and Rosemont, and Del Ray's northern blocks reach into 22305. Both sit in the City of Alexandria. See all Del Ray homes for sale or jump to the monthly cost calculator.

How fast do homes sell in Del Ray?

Redfin put the ZIP 22301 median at 30 days on market in June 2026, about 20 days slower than a year earlier. The typical home still sold at 100% of list, and recent Del Ray closings on Spring Street and Nelson Avenue went 5% to 9% over asking.

What does the median Del Ray home cost per month?

At Redfin's $1,123,090 ZIP median with 20% down and a 7.40% rate, principal and interest run about $6,221 a month. Property tax at Alexandria's $1.135 rate adds about $1,062, before insurance and the city's refuse and stormwater fees.

Are Del Ray home prices going up or down?

Up in 22301, with a caveat. The median rose 13.7%, but price per square foot rose only 1.0%, so larger homes drove much of the gain. Citywide, NVAR reported Alexandria's September median down 11.4% as more condos and townhouses sold.

Local Roots

Little-known Del Ray history.

Long before it was a foodie destination, Del Ray was a scrappy railroad town with its own mayor. Its streetcar-era street grid and early 20th century homes are exactly why the neighborhood still feels like a small town inside a big city.

1894

A planned grid is born

Developer Charles Wood laid out Del Ray and neighboring St. Elmo on a tidy grid (independent of Old Town's plan) with a slightly wider Mount Vernon Avenue at its spine.

Alexandria history archives

1896

One of America's first commuter suburbs

An electric streetcar ran straight down Commonwealth Avenue, carrying residents into Washington in minutes. Del Ray grew up around the rails, a true streetcar suburb.

City of Alexandria

1906

The Potomac Yard era

When the massive Potomac Yard rail classification yard opened, the neighborhood boomed, drawing railroad workers who walked to work and white-collar commuters who rode the streetcar.

The Town of Potomac

Del Ray and St. Elmo incorporated as the independent Town of Potomac (with its own mayor, council, and fire service) after House Bill 150 was signed into law that March.

Property Taxes & Utilities

Property taxes, utilities, and who to call in Del Ray, VA.

Alexandria is an independent city, so there is no separate county bill. One city real estate tax covers schools and services, billed twice a year with the refuse and stormwater fees. Utilities come from a handful of regional providers, and I line up every account before closing.

Office of Real Estate Assessments

Property Tax

Alexandria taxes per $100 of assessed value, and homes are assessed at full market value each January 1. The calendar year 2026 rate is $1.135. The average residential assessment rose 3.81% to $757,706, or about $8,600 a year in tax. Single-family homes averaged $1,045,750.

Relief Programs

Owners 65 or older or permanently disabled get full relief with household income up to $55,000, 50% up to $72,000 and 25% up to $100,000, with net worth under $430,000. Apply by April 15. Veterans rated 100% service-connected pay no tax on their home, with no income test. Call 703-746-4800, option 6.

Billing Schedule

Real estate tax is due in two halves, June 15 and November 16, 2026. The bill also carries a $500 yearly refuse fee and a $340.30 stormwater fee per unit. When you sell, Virginia charges the seller a grantor tax of $0.50 per $500, plus a $0.10 per $100 regional congestion relief fee.

Patty helped me buy my first home (a condo) and it was an excellent experience. She and her husband Dave were both very knowledgeable about the process and took the time to listen to my needs and help me find a place that was the best fit for me. I never felt rushed or pressured. They were responsive and attentive throughout the entire process. It honestly couldn't have been a better experience and I would recommend them to anyone looking for a home or condo. "

Patty and Dave are the best! They are great to work with. They spent nearly a year with us, allowing us to take our time to explore different areas in the DMV to figure out where we could see ourselves living. They very quickly learned what we were looking for and were always patient -- never pressured us in any direction, but provided extremely helpful insight. Super knowledgeable and great people. Highly recommend! Great for first time home buyers as they take the time to explain each stage of the process to you.

As a first time homebuyer, Patty and Dave were incredibly helpful. They listened really carefully to what we wanted, curated a list of houses that was very appropriate to our (oddly specific) needs. When we found the perfect house - with little time to spare before the bidding period closed - they worked really fast to put together a compelling offer. And we got the house! They are hardworking, knowledgeable, and truly want the best for their clients. I would absolutely use their services again, and recommend them to everyone I know who are currently looking for houses.

FAQ

Del Ray real estate, answered

Start by getting pre-approved with a lender so you know your budget and can make a strong offer. Then we tour homes (including off-market listings), submit an offer, and once accepted, complete inspections, appraisal, and financing during the contract period before closing. In a market with a 100% sale-to-list ratio, being fully underwritten and decisive matters. I guide you through every step.

We price your home using current Del Ray comparables ("comps," recent sales of similar nearby homes), prepare and stage it, then market it with professional photography across Compass, Bright MLS, Zillow, and more. Del Ray sellers have been achieving close to 100% of list price, but only on move-in-ready, competitively priced homes. Presentation and pricing strategy are everything.

Real estate commissions are negotiable and not set by law. Following recent industry changes, buyer and seller agent compensation is discussed and agreed upfront in writing. Sellers also budget for prep, staging, and standard closing costs; buyers budget for inspections, appraisal, and closing costs. I will walk you through every number before you commit so there are no surprises.

Escrow is a neutral third party that holds your deposit and funds until the sale closes, protecting both sides. A contingency is a condition that must be met for the deal to proceed: common ones cover the home inspection, appraisal, and financing. If a contingency is not satisfied, you can typically renegotiate or walk away with your deposit. I make sure your contract protects you.

Del Ray is served by Alexandria City Public Schools, an independent city division. Mount Vernon Community School (PreK to 5, dual language) anchors the neighborhood, feeding George Washington Middle on Mount Vernon Avenue (GreatSchools 5/10) and Alexandria City High School (the former T.C. Williams). Always confirm current attendance boundaries for a specific address.

It depends on your lifestyle. Choose Del Ray for a walkable Main-Street feel and bungalows, Rosemont for stately homes near Metro, Old Town for waterfront history, Potomac Yard for new construction near the Metro and HQ2, Braddock Heights for relative value, and Arlandria/St. Elmo for entry-point pricing. I will match neighborhoods to your priorities.

Absolutely. Relocation is a specialty. Having moved often as a child, I know how stressful it is, and I work with many clients moving to the DMV to serve our country. I offer virtual tours, neighborhood video walkthroughs, and remote document signing, and can coordinate everything so you can buy with confidence before you ever arrive in Alexandria.

Get fully pre approved, understand your true monthly cost, and explore low down payment and first-time-buyer programs, including Virginia Housing options and VA loans for service members. With rates back below 6%, more buyers are active, so a strong, clean offer and quick decisions matter. I was interviewed by The Washington Post on exactly this, and I will coach you through it.

Recent ZIP 22301 homes have sold in a median of about 30 days, though well priced, move in ready homes can go faster and unique or higher-priced properties may take longer. The full timeline from listing to closing is usually 30 to 60 days once you have an accepted offer. Pricing and presentation are the biggest levers on speed and final price.

Historically, yes. Del Ray benefits from constrained supply, a walkable Main Street, a diverse and stable buyer pool, and proximity to D.C., the Pentagon, Reagan National Airport, and Amazon's HQ2, which is why the area rarely sees dramatic downturns. Condos and bungalows also see strong rental demand. I help investors evaluate cash flow, appreciation potential, and the right blocks.

Online estimates are a starting point but often miss condition, upgrades, and hyper-local Del Ray nuances. I provide a complimentary, data-backed home valuation using recent Del Ray comparable sales and an in-person walkthrough, so you get a realistic price range and a strategy to maximize your return. Call 571-525-8250 or use the contact form to request yours.

Very. Del Ray sits minutes from Reagan National Airport, the Pentagon, and National Landing, with downtown D.C. roughly 18 minutes off peak. The Braddock Road and Potomac Yard Metro stations on the Blue and Yellow lines make a car-free commute realistic, one of the neighborhood's biggest draws.

The best agent for you knows Del Ray block by block and can show results. Patricia A Smith of Compass has guided DMV buyers and sellers since 2006, with more than $500 million in career sales and roughly $50 million a year. She ranks in the top 1% of agents nationally and is licensed in Virginia, D.C. and Maryland. Call 571-525-8250 to talk through your plans.

Yes, with rules. Long-term rentals are allowed, and some rental properties fall under the City's Residential Rental Inspection Program. Renting short term for more than 10 days a year needs a City of Alexandria short-term rental permit, $100 a year if you live in the home or $350 if you do not, plus parking and occupancy rules. Condo and HOA documents can cap or ban rentals, so I check them before you offer.

Aldi sits inside Del Ray at 425 East Monroe Avenue. Giant at 621 East Glebe Road has a full pharmacy, and Harris Teeter at 3600 South Glebe Road covers bigger runs at Potomac Yard. On Saturday mornings the Del Ray Farmers Market sets up year round at Mount Vernon and Oxford Avenues.

Potomac Yard Park runs 24 acres with two playgrounds, an interactive fountain and tennis, basketball and volleyball courts. Four Mile Run Park and its trail line the Arlington border, and the Mount Jefferson Park and Greenway runs through the neighborhood. The 18-mile Mount Vernon Trail along the Potomac is a short ride east, and Simpson Stadium Park on East Monroe Avenue holds the ballfields.

Yes. The City lists three fenced dog parks in and beside Del Ray: Eugene Simpson Stadium Park, the Monroe Avenue Dog Park and Mount Jefferson Park and Greenway. Four Mile Run Park and the corner of Braddock Road and Commonwealth Avenue have unfenced off-leash areas. Off-leash hours run sunrise to sunset unless a sign says otherwise.

Yes. The James M. Duncan Branch of Alexandria Library sits at 2501 Commonwealth Avenue, phone 703-746-1705. It opens Monday to Thursday 10 AM to 8 PM, Friday and Saturday 10 AM to 5 PM, and Sunday 1 to 5 PM, with story times and a teen area.
